Dimensions represent internal wall-to-wall clear room space (carpet area). Add 4.5" (0.11m) or 9" (0.23m) for brick wall thickness.

  • Define setbacks first: Most municipal building bylaws require front setbacks (typically 5 to 10 ft) and side/rear setbacks (3 to 5 ft) to guarantee ventilation, privacy, and emergency access.
  • Zoning (Day vs Night): Group public spaces (Living, Foyer, Dining) near the front entrance and private quarters (Bedrooms, Attached Baths) toward the quieter rear or upper areas.
  • Ventilation & Lighting: Ensure every habitable room has at least one exterior wall with a window. Bathrooms and kitchens require dedicated external ventilation.

Plot Coverage and Carpet Area explained

Plot Coverage refers to the footprint of the ground floor divided by total plot area. Most local development authorities cap ground coverage at 60% to 75% to leave sufficient ground permeability, green yard space, and parking.

Carpet Area is the net usable floor area inside the walls where you can actually lay a carpet. Built-Up Area includes the carpet area plus the thickness of exterior and interior walls and balcony perimeters.

How does snap-to-grid work?
